Payment:
50% deposit due at time of reservation with the balance due 30 days prior to arrival. (The entire amount of your stay is due at the time of reservation for bookings within the next 30 days.)
We accept Mastercard, Visa, and Discover. Reservations cannot be confirmed or "dates held" until payment is made.
Cancellation Policy:
Cancellations 60 days or more before arrival will receive a full refund minus a $25 booking fee.
Cancellations 30-60 days before arrival will receive a full refund minus a $50 booking fee.
Cancellations less than 30 days prior to arrival will receive a refund (less $50) ONLY for the days we are able to rebook the cabin.
No shows or early departures are due no refund.
If you do need to cancel, we will make every effort to rebook the cabin if you allow us enough time to do so. Please realize that if you cancel less than 30 days before your reservation, it may not be possible for us to rebook the cabin, especially for Midweek Specials and Honeymoon Packages that our guests usually plan months in advance.
(We cannot make exceptions to the above cancellation policy.)

Winter Weather:
A vehicle appropriate for winter mountain travel (4WD) is recommended as is planning to arrive at the cabins before dark. (Although many of course arrive well after dark in 2WD and are just fine!) Generally, the roads are clear and travel is easy most all winter, although there may be days of heavy snowfall.
NC Highway 209 from Hot Springs is kept very clear and our main drive is paved so that we can plow and salt as needed.
(The Pine cabin does require 4WD in the winter due to the length of its private gravel driveway.)
If snow is likely, you will probably want to arrive at the cabins via Hot Springs (25/70 from Asheville or Tennessee) as this route does not involve any high altitude mountain passes.
Taking 63 from Asheville or 209 from I-40 is NOT recommended if it is actively snowing.
If the forecast calls for snow, we'll be in touch to advise you to arrive via Hot Springs, where we can even meet you if needed.
On snow days we will be working extra hard to have cabins ready for an early check-in so that we can ensure that you arrive safely before dark.
Motorcycles, Motorhomes, and Trailers:
Many guests have enjoyed our cabins on motorcycles. Some have found the access daunting. We want you to enjoy your stay with us so we ask that only return guests who are familiar with our cabin and driveways bring motorcycles. Please no trailers, motorhomes, or extremely low-clearance vehicles.

Active Military or Return Guest? Please let us know and we'll have a bottle of wine in your cabin for you to say "Thanks!"
Pets:
We are pet friendly! We love animals and want you and your pet to enjoy some time in the mountains! We do charge a $25 "pet-fee". (Your pet fee is a one time fee that covers both pets for the entire length of their stay.)
We then "match" your pet fee with another $25
and donate $50 to the local spay and neuter program at
Madison County Friends of Animals.
This means that every time you bring your pet to
Hot Springs Log Cabins, $50 will be donated to help the animals of Madison County. The animals thank you in advance!!!!!
We have four cabins that are pet-friendly and set up for a
mountain getaway with a dog with a pooch pail of toys and
a doggie gate on the porch:

(No pets allowed in The Oak please!)
* You will be expected to pick up your dog's waste from the kennel and grounds and place it in a plastic baggy in the outdoor trash can.
* Pets are welcome inside the cabins, but you will be responsible for any damage to our cabin caused by your pet. The pet friendly Paw Print and Holly also feature an outdoor kennel.
* The pet owners are responsible for their pets (maximum of two) at all times. (Please ask us if your pets number more than two and we will try to accomodate your "family".)
* We reserve the right to make your pet find other accommodations if he or she at any time disturbs our other guests.
* No refunds will be granted to early departures due to problem pets. (Not that we have had a single problem with a pet guest!)

Our website allows you to make a secure online reservation by clicking the "RESERVE YOUR CABIN NOW" button, or find answers to your questions at any time that is convenient for you.

When you make a reservation with us we immediately give you our personal phone number so that you can call us if you have questions or concerns. We forward that number to a cell when we're away from home and it rings on our bedside table at night.
We do not have our phone number on the website as we cannot take a reservation or "check availability" without internet access when we are running errands, cleaning cabins, or working other jobs. If you have questions that I haven't addressed, please allow us to email you back or call you at a time that we have internet access and can speak intelligently and knowledgeably (i.e. we aren't at Sam's buying toilet paper, cleaning cabins, or in a noisy restaurant). This system allows Amy or Mike to personally answer all phone calls, emails, and reservations to ensure quality customer service for our guests. And yes, we really are a "mom and pop", not a "big business"!
Smoking:
We ask that there be absolutely no smoking inside the cabins,
although you are welcome to do so on the porch.
Absolutely no bonfires, campfires, or fire pits permitted on the premises. The risk of a wildfire is simply too high!
No firearms of any kind are permitted.
